All legal work is charged based on your individual circumstances. The figures shown below are indicative only and are not binding. A full written estimate will be provided once we have sufficient details of your matter, and before any work begins.

How Our Fees Are Calculated

Our legal fees are influenced by:

• The type of transaction
• The value of the property
• Whether the property is freehold or leasehold
• Lender requirements
• The level of complexity or urgency involved

If additional work becomes necessary, this will be explained clearly, and any revised fees will be confirmed in writing before proceeding.

Disbursements

Disbursements are third-party costs payable during your transaction. They are not fees charged by MA Lawyers and are paid on your behalf to the relevant organisations.

Not all disbursements apply to every transaction. Typical disbursements may include:

• Searches
• Local authority search: £150–£300
• Drainage and water search: £50–£80
• Environmental search: £60–£90
• Combined search package: £320 (where applicable)
• Land Registry Fees
• £20–£500 depending on property value and application type, in accordance with Land Registry thresholds
• Stamp Duty Land Tax
• Payable where applicable, in accordance with HMRC thresholds
• Bank Transfer Fees
• £40 plus VAT per transfer

Where disbursement costs are known at the outset, they will be included in your written estimate. Any additional disbursements will be discussed with you before they are incurred.

What Is Included in Our Fees

Our legal fees generally include:

• Taking instructions and advising on the transaction
• Carrying out the legal work required for your matter
• Liaising with relevant parties, including estate agents, lenders, and solicitors
• Dealing with exchange and completion
• Submitting applications to the Land Registry where applicable

Any work outside the agreed scope will be explained to you in advance.
