Our estimates are designed to give you a clear guide to the likely costs involved. Should any additional or unexpected work arise, we will always let you know in advance and agree the way forward before any further charges are made.

Our rates are highly competitive, and we are committed to delivering exceptional value. Your matter will be handled promptly and efficiently by our dedicated team, who will work tirelessly to ensure a smooth and seamless transaction from start to finish.

At every stage, our focus is on protecting your interests and achieving the best possible outcome.

Disbursements are payments made to third parties on your behalf and are always separate from our professional fees. They are incurred as part of your transaction and, if required, will be charged and must be paid in addition to our fees. Typical disbursements may include:

  • Stamp Duty Land Tax (SDLT): Paid to HMRC, the amount depends on the property price and factors such as first-time buyer status or purchasing an additional property.

  • Land Registry fees: Required to register the property and any associated charges or restrictions in your name.

  • Local Authority fees: For searches or certificates to confirm planning, restrictions, or obligations affecting the property.

  • Lender panel fees: Applicable if a mortgage is being taken out and required by the lender’s approved panel.

  • Companies House fees: Where a property is purchased by a company or a charge is created, for proper filing and compliance.

  • Other search or statutory fees: Such as water, drainage, or environmental searches required to complete the transaction safely.

We will always aim to provide an estimate of all disbursements in advance so that you are clear on likely costs. These payments are handled on your behalf to ensure the transaction proceeds smoothly, but they are not included in our professional fees.

If you make a valid claim against us for a loss arising from work for which we are legally responsible, and we are unable to meet our liability in full, you may be entitled to claim from the Compensation Fund administered by the Council for Licensed Conveyancers.
